Stamp Duty Calculator
Pick your state or territory and enter the property price to see indicative stamp duty under the headline residential scale. First-home buyer concessions and exemptions can substantially reduce this — check the state-by-state notes on each state page.
Headline non-concession rates. FHB exemptions, principal-place-of-residence concessions, off-the-plan rebates and foreign-buyer surcharges can change the final figure.
Frequently asked questions
Why does stamp duty vary so much between states?
Stamp duty is a state-government tax, so each state and territory sets its own scale and concessions. The base scales range from around 1.4% to 6.5% of the property value, but first-home buyer rebates, principal-place-of-residence concessions and off-the-plan rules can change the effective rate dramatically.
Are first home buyer concessions included?
No — this tool shows the headline rate. To see eligible FHB concessions, open the relevant state hub: NSW, VIC, QLD, WA, SA, TAS, ACT or NT pages have current grant and rebate details.
